Questions

Restoration questions, answered

Everything homeowners ask us about water damage, mold, reconstruction, insurance, and how the work runs in the Tri-Valley.

Getting started
What should I do first when I find water damage?

Stop the water at the source if you safely can (the fixture shutoff or the main), move what you can out of the wet area, and call a restoration company before you call a plumber. The plumber fixes the pipe; the water that already got into the walls and floor is a separate problem that gets worse by the hour.

Is Steadfast a restoration company or a contractor?

Both. Steadfast Construction Services Inc. is an IICRC Certified Firm for water, fire, and mold restoration and a licensed California contractor for the rebuild. Our mitigation crews handle the loss and our construction crew handles the rebuild, so one company covers the job from the first hour to the final walkthrough, with a 2-year warranty on all workmanship.

Which cities do you serve?

Pleasanton, Livermore, and Dublin are our primary service areas, with San Ramon and Danville also served from our Pleasanton office. Crews dispatch 24/7 across the Tri-Valley.

Do you work with insurance?

Yes. We document every loss with photos, moisture readings, and a written scope, and we communicate directly with your adjuster. Most sudden water losses are covered; we help you understand the claim without managing it for you.

Do you do kitchen or bathroom remodeling?

Our focus is restoration: water damage, mold remediation, and the reconstruction that follows a loss. If your kitchen or bathroom was damaged by water, fire, or mold, we rebuild it. We are not taking on cosmetic-only remodels.

Are estimates free?

Yes. Inspection, moisture readings, and a written scope are free. For an active leak, call first so extraction can start on the same visit.

Water Damage Restoration
How fast can Steadfast get to my house?

Crews dispatch 24/7 and are usually on site within about an hour, depending on your location in the Tri-Valley. Pleasanton, Livermore, and Dublin are closest to our office on Boulder Court in Pleasanton.

How long does water damage restoration take?

Most residential dry-outs take 3 to 5 days of monitored drying after extraction. Larger losses, contaminated water, or jobs that need demolition take longer. Reconstruction is scheduled after the structure reaches dry standard.

Does homeowners insurance cover water damage restoration?

Most standard policies cover sudden, accidental water damage such as a burst pipe or appliance failure. Long-term leaks and neglected maintenance are often excluded. We document everything for your adjuster, but we cannot promise what a specific policy will pay.

Can I just run fans and a dehumidifier myself?

For a small spill on tile, yes. For anything that reached drywall, subfloor, cabinets, or insulation, household fans do not create the airflow or dehumidification needed, and there is no way to verify the materials are dry without meters. Undried cavities are where mold starts.

Do I need to move out during drying?

Usually not. Drying equipment is loud and the affected rooms are contained, but most families stay in the home. Sewage losses and large fire losses are the exceptions.

Do you offer free estimates for water damage?

Yes. A team member inspects the property, takes moisture readings, and gives you a written scope before any work begins. For active leaks, call first so we can start extraction and inspect at the same visit.

What is the difference between water damage restoration and reconstruction?

Restoration (also called mitigation) is stopping the loss, extracting water, removing unsalvageable materials, and drying the structure. Reconstruction is rebuilding what was removed. Steadfast does both under one license and one scope, with a mitigation crew for the first part and a construction crew for the second.

Mold Remediation
Does Steadfast do mold testing?

No. We are a remediation contractor. Mold testing and post-remediation clearance should come from an independent certified industrial hygienist. That separation protects you, and it is the standard we recommend. We can work from a hygienist's protocol and coordinate the clearance visit.

Is it black mold? Is it dangerous?

Color does not identify the species; only lab analysis does. Any visible mold growth on building materials is treated the same way: contain it, remove the affected material, clean, and fix the moisture. If anyone in the home has respiratory symptoms, talk to a doctor and keep out of the affected area.

Can I clean mold myself with bleach?

On a hard, non-porous surface, small spots can be cleaned. Bleach does not penetrate drywall or wood, and scrubbing without containment spreads spores. If the growth covers more than a few square feet or is on drywall, insulation, or framing, it needs remediation.

How long does mold remediation take?

Small contained areas can be done in one to two days. Larger jobs with demolition, drying, and rebuild run one to two weeks. Clearance testing by a hygienist, if required, adds a visit before the rebuild.

Will the mold come back?

Not if the moisture source is fixed and the area is dried to standard before it is closed up. That is why we treat the leak and the drying as part of the job, not an afterthought.

Do you handle the rebuild after remediation?

Yes. Steadfast is a licensed California contractor, so the drywall, insulation, trim, cabinets, and paint that come out during remediation are replaced by the same company.

Water Damage Reconstruction & Rebuilds
Do I have to use the company that dried my house for the rebuild?

No. You choose your contractor. Steadfast can rebuild after our own mitigation or after another company's, working from their scope and moisture records.

Will you match my existing flooring and cabinets?

We match existing finishes wherever the material is still available. When it is discontinued, we bring options that are as close as possible, and the insurance scope usually accounts for matching in the affected area.

How long does reconstruction take?

A single room with drywall, trim, and paint is often one to two weeks. Kitchens and bathrooms with cabinets, tile, and countertops run longer because of lead times on materials. We give you a schedule with the estimate.

Do you pull permits?

When the scope requires it, yes. Structural, electrical, and plumbing work inside a rebuild is permitted and inspected as required by the city.

Is Steadfast a licensed contractor?

Yes. Steadfast Construction Services Inc. is a licensed California contractor, which is what allows us to do both the mitigation and the reconstruction under one company.

Do you warranty the rebuild?

Yes. All Steadfast workmanship carries a 2-year warranty. Materials carry their manufacturers' warranties on top of that.

Will the rebuild estimate match what my insurance approved?

We write the repair scope in the line-item format adjusters use, based on the mitigation record. If the adjuster's estimate misses something that was removed, we document it and submit a supplement.

Fire & Smoke Damage Restoration
Does fire restoration include the water damage from putting the fire out?

Yes. Firefighting water is often the largest part of the loss by volume. We extract and dry it as part of the same job, with the same moisture documentation as any water loss.

Can smoke smell really be removed?

Yes, when the residue is removed rather than painted over. Cleaning, air scrubbing, thermal fogging, and sealing porous surfaces that cannot be cleaned are what eliminate odor. Painting over soot without treatment lets the smell come back.

Do you work with my insurance company on a fire claim?

Yes. We document the structural damage, smoke migration, and water saturation with photos and a written scope, and we communicate with your adjuster throughout. Fire claims are large, and good documentation is what keeps them moving.

How long does fire damage restoration take?

Securing and drying happens in the first days. Cleaning and odor treatment run one to three weeks depending on the size of the home. Reconstruction after a significant fire can take several months because of permits, electrical, and material lead times.

Sewage Cleanup
Is a sewage backup covered by homeowners insurance?

Often only if the policy has a water backup or sewer backup endorsement. Many standard policies exclude it. Check your declarations page, and we will document the loss either way.

Can I stay in the house during sewage cleanup?

If the backup is limited to one bathroom or a garage, usually yes with the area contained. If it reached living areas or the HVAC system, we may recommend staying elsewhere until disinfection is complete.

Do you fix the sewer line?

No. A plumber repairs or clears the line. We handle everything the backup did to the house. If you need a plumber first, call them and us at the same time so cleanup starts as soon as the line is clear.

How quickly should sewage be cleaned up?

Immediately. Contaminated water soaks into materials within hours, and the health risk grows the longer it sits. We dispatch 24/7 for sewage losses.

Dry Rot Repair
Is dry rot covered by insurance?

Usually not on its own, because it develops over time and is considered maintenance. When it is discovered as part of a sudden covered water loss, the repair is sometimes included in that claim. We document it either way.

Can dry rot be treated without replacing the wood?

Small, early decay in non-structural trim can sometimes be consolidated with epoxy. Structural members, sills, joists, and anything soft more than a fraction of an inch deep need to be cut out and replaced.

How do I keep dry rot from coming back?

Keep wood dry. Fix leaks quickly, maintain caulk and flashing around windows and doors, keep soil and mulch below the siding line, and seal or paint exposed wood on a schedule.
