Mold Remediation in Pleasanton, Livermore & Dublin, CA

Containment, removal of affected materials, HEPA air filtration, and a fix for the moisture that caused it. Steadfast remediates mold. We do not perform mold testing.

Heavy mold growth inside a wall cavity exposed during remediation
A note on mold testing. Steadfast is a remediation contractor. We remove mold and fix what caused it. Mold testing, air sampling, and post-remediation clearance should be done by an independent certified industrial hygienist so the person testing is not the person selling the cleanup. If your job needs a hygienist, we will tell you and we can coordinate with theirs.

What does mold remediation actually involve?

Mold is a moisture problem first. Remediation that skips the moisture source is a repeat visit waiting to happen. Our process for Tri-Valley homes follows IICRC S520 guidance:

  1. Inspection and moisture source

Moisture meters and thermal imaging locate the water behind the growth: a slow leak, a failed shower pan, condensation, or a past flood that was never dried.

  2. Containment and negative air

Poly barriers and negative air machines with HEPA filtration keep spores from spreading to the rest of the house while work is under way.

  3. Removal of affected materials

Porous materials that cannot be cleaned, such as drywall, insulation, and carpet pad, are bagged and removed. Framing and other structural wood is cleaned and treated.

  4. HEPA cleaning and antimicrobial

HEPA vacuuming and air scrubbing, then antimicrobial treatment of the cleaned surfaces.

  5. Fix the moisture

The leak gets repaired and the area is dried to standard before anything is closed up. This is the step that keeps mold from coming back.

  6. Rebuild

As a licensed contractor, we replace the drywall, insulation, trim, and finishes that were removed. See reconstruction.

Where does mold usually show up in Tri-Valley homes?

  • Behind bathroom vanities and under shower pans
  • Under kitchen sinks and behind dishwashers and refrigerators
  • Inside wall cavities after a supply-line leak that was patched but never dried
  • Around windows and sliding doors with failed seals
  • Crawl spaces and subfloors with standing water or poor ventilation
  • Attics with roof leaks or bathroom fans venting into the attic

Is mold covered by insurance?

Sometimes. When the mold is the result of a sudden, covered water loss such as a burst pipe, remediation is often covered as part of that claim, sometimes with a mold sub-limit. Mold from long-term leaks, humidity, or deferred maintenance is usually excluded. We document the source and the extent so your adjuster can make the call.

Questions

Mold Remediation questions, answered

Does Steadfast do mold testing?

No. We are a remediation contractor. Mold testing and post-remediation clearance should come from an independent certified industrial hygienist. That separation protects you, and it is the standard we recommend. We can work from a hygienist's protocol and coordinate the clearance visit.

Is it black mold? Is it dangerous?

Color does not identify the species; only lab analysis does. Any visible mold growth on building materials is treated the same way: contain it, remove the affected material, clean, and fix the moisture. If anyone in the home has respiratory symptoms, talk to a doctor and keep out of the affected area.

Can I clean mold myself with bleach?

On a hard, non-porous surface, small spots can be cleaned. Bleach does not penetrate drywall or wood, and scrubbing without containment spreads spores. If the growth covers more than a few square feet or is on drywall, insulation, or framing, it needs remediation.

How long does mold remediation take?

Small contained areas can be done in one to two days. Larger jobs with demolition, drying, and rebuild run one to two weeks. Clearance testing by a hygienist, if required, adds a visit before the rebuild.

Will the mold come back?

Not if the moisture source is fixed and the area is dried to standard before it is closed up. That is why we treat the leak and the drying as part of the job, not an afterthought.

Do you handle the rebuild after remediation?

Yes. Steadfast is a licensed California contractor, so the drywall, insulation, trim, cabinets, and paint that come out during remediation are replaced by the same company.
